Confirm who has authority
Before distributing keys, ordering a cleanout, changing mail, or moving property, confirm authority with the estate attorney. A family relationship or death certificate alone may not be enough.
Create a starting record
Obtain dated exterior and interior photographs, record who has keys, identify urgent visible concerns, and separate legal, financial, appraisal, and repair questions for the correct professionals.
Approve providers and costs in writing
The executor should approve each provider, scope, and expected cost. A local coordinator can obtain estimates, arrange access, oversee approved milestones, and document progress while keeping the executor in control of estate decisions.
Use written disposition instructions
Do not rely on hurried phone conversations when property will be removed. Use item lists, photographs, room zones, destination instructions, and receipts.
Plan travel around decisions, not errands
Use local field support for routine visits and appointments. Reserve personal travel for family decisions, valuable or disputed property, court requirements, and milestones where your presence truly matters.
